What is the biggest obstacle to homeownership in Yonkers right now?
According to my own experience as a real estate broker working in this market for over a decade, the single biggest obstacle for ready buyers is the down payment, typically around 25,000 dollars in this market. Buyers often have sufficient income and credit but cannot save that lump sum while also covering rising rent and cost of living.
What would a county down payment assistance program look like?
A dedicated county fund that provides matching grants or low-interest assistance toward down payments for first-time buyers in Westchester would directly address this gap. I have proposed redirecting the 45 million dollars the county spent on electric vehicle charging infrastructure toward exactly this kind of program, which at 25,000 dollars per grant could have assisted approximately 1,800 families.
Why does this matter economically, not just personally?
Homeowners build wealth at a dramatically higher rate than renters over time, through equity accumulation and property appreciation. Every family that moves from renting to owning strengthens the local tax base, stabilizes the neighborhood, and creates a foundation that can be passed to the next generation. This is not a abstract policy goal. It is the most direct tool county government has to build long-term financial security for working families.
