Whether You Rent or Own, The Property Tax Increase Hits You. Here Is How.

There is a common assumption in conversations about property taxes: that they are a homeowner problem. That renters do not need to worry about what the county does with the tax levy. That assumption is wrong. And I want to explain exactly why, because it matters for every single person living in District 16.
When Westchester County raises the property tax levy, landlords receive a higher tax bill. That is a direct increase in their cost of doing business. And landlords, like any business owner absorbing higher costs, pass those increases along to their tenants in the form of higher rent. The timeline varies. Sometimes it happens at the next lease renewal. Sometimes it is built into rent increases already baked into the market. But it happens. A study out of the Federal Reserve Bank of Philadelphia found that forever $1 municipality raises property taxes, between .50-.89 cents gets passed down in rent increase. So between 50-90% of the increase gets passed down to the renter -Property Tax Pass-Through to Renters: A Quasi-Experimental Approach.

This means that the 3.7% county property tax increase that passed in December 2025 is not just a homeowner issue. It is going to show up in the lives of renters across District 16. It may already be showing up.
I have been talking to renters at doors across this district. The message is consistent. Rent keeps going up. Wages are not keeping pace. And the gap between what people earn and what they pay to keep a roof over their head keeps growing.
The county's response to its budget crisis has been to raise the levy and hope residents absorb the cost quietly. But when you are already stretched thin, there is no margin left to absorb.
Renters are constituents too. They vote. They deserve a seat at the table in conversations about county housing policy. And I will make sure they have one.
