Your Property Tax Bill Has Three Parts. The County Controls One of Them. Right Now, Nobody Is Fighting for You.

When people talk about their property tax bill in Yonkers, they're usually talking about one number. But that bill is actually made up of three separate charges: school taxes, city taxes, and the Westchester County portion.

Most residents don't know this. And that's exactly the problem.


Here's how it breaks down: roughly 63% of your property tax goes to the school district, about 18% goes to the City of Yonkers, and approximately 17% goes directly to Westchester County. That 17% county slice on a $15,000 annual tax bill works out to around $2,550 per year, every year, coming straight out of your pocket and going to the county government. The Westchester County Board of Legislators votes to approve that county budget every single year. They set the county tax levy. They decide how much gets spent and what programs get funded. This is the core job of a county legislator, and it's where your vote in District 16 matters more than you may realize.


So what has the current District 16 legislator done to push back on that county tax burden?


That's a question the voters of District 16 deserve a clear answer to. As someone who has spent years in real estate helping families buy and sell homes in Yonkers and Westchester, and who has watched families get priced out of neighborhoods they've lived in for generations, I know exactly how crushing this tax burden is.

When I knock on doors in District 16, the number one thing people tell me is that they can't afford to stay. Not because they want to leave. Because the taxes are too high and nothing seems to change.


What I will do as your County Legislator:

  • Push for line-by-line budget accountability. No rubber-stamping the County Executive's budget.

  • Advocate for county spending efficiency so that the county tax levy does not increase on working families

  • Use the county budget process to demand transparency on where every dollar goes

  • Fight to leverage county resources to reduce the local property tax burden


A county legislator cannot control school taxes or city taxes alone, but they absolutely have a say in the county portion, and they have the bully pulpit to demand better from the other taxing bodies. I will use both.

I'm not a career politician. I'm a former FDNY firefighter who built a real estate business serving the families of Yonkers and Westchester. I understand what it costs to live here, because I live here too.
